*As defined in the Silver Creek Communities limited warranty, "emergency" includes situations such as:
1. Gas Leak/Outage (contact your service provider)
2. No air in extreme heat/no heat in extreme cold
3. Severe electrical problems (total outage)
4. Severe plumbing leak that cannot be isolated/stopped without complete water system shutdown

Because your new home is one of the biggest investments you will ever make, it is with great pleasure that we include comprehensive warranty coverage on your new home.
The home buyers warranty corporation (2-10 HBW®) new home warranty is one of the most complete and comprehensive warranty programs available:
- One full year of workmanship and materials coverage.
- Two full years of systems coverage against defects in
Wiring, piping and ductwork in electrical, plumbing, heating
Cooling, ventilating and mechanical systems.
- Ten full years of structural defect coverage.
Best of all, your home is covered immediately on the day of closing. Along with the strength of the 2-10 HBW® warranty program, we are proud to stand behind our homes.
PRE-CLOSING ORIENTATION AND WALK THROUGHS
Several days prior to closing silver creek’s customer service manager will conduct a thorough inspection and orientation with the buyer. The purpose of this orientation is to confirm that the home is completed in an acceptable manner, and to demonstrate operation of mechanical systems throughout the property. A list of items to be adjusted, if any, will be given to the buyer and superintendent for completion. On the day of closing the buyer will perform a final walk through with the superintendent to confirm that the home is completed and move in ready.
TWO 1ST YEAR WARRANTY FOLLOW UP APPOINTMENTS
Because of our desire to have you completely happy with your decision to purchase your home from Silver Creek Communities, we look forward to seeing you twice during a one year workmanship warranty period to make minor warranty adjustments in your home.
4-6 week warranty appt.- during the first 4-6 weeks upon living in your new home you are asked to make a list of any minor non-emergency warranty items. Near the end of this time period this list can be mailed or faxed to Silver Creek’s warranty department for correction.
11 month warranty appt.- before the end of your one-year workmanship warranty we ask that you send a list of any further warranty items that we may address for you prior to the end of this warranty period. Please refer to your homeowner handbook when compiling this one year warranty items. This handbook defines where homeowner responsibility ends and builder responsibility begin. It is also a resource to answer maintenance issues that may arise in the first year. Once each of the above lists is received, our warranty manager will then contact you to set up a mutually agreeable appointment time. Please note that non-emergency warranty visits will be made Monday through Friday between 8am and 4pm. An adult must be present during these appointments.
